The two-storey construction on the mountain is very typical for La Palma, but it is rare to find these houses in such a good condition and above all completely dry. It was first renovated by a German architect and in 2018-2020 brought up to the current state of building technology with, for example, double-glazed, new wooden windows by its current owners. It is in perfect technical condition and, in its current size, is ideally suited as a permanent residence for two people. The owners attached great importance to ecological construction and also to the ecological running of the finca with the garden and its numerous fruit trees. The garden was ecologically certified and a modern, Scandinavian compost toilet was built outside the house, which only needs to be serviced once or twice a year and is completely odourless.
You enter the living area upstairs via a cosy and sheltered terrace and a bright conservatory with sea view. This is mainly used as a dining room when you don't want to dine outdoors. Adjacent to the conservatory is a newly installed, practically equipped kitchen, from where you enter the large and bright living room, with cosy but unobtrusive wooden flooring and wood panelling of the typical Canarian hipped roof chair made of Riga wood. Unusual for La Palma are the four windows on both sides of the room, which give it an extremely bright and friendly atmosphere.
A space-saving staircase (also called a samba staircase) leads to the very large bedroom on the ground floor. Admittedly, these stairs are extremely space-saving, but not everyone's cup of tea. Due to the size of the room, the staircase could easily be exchanged for a "normal" staircase. The bedroom has two glass doors so that you can directly access the outdoors and the room is very well lit and ventilated. Formerly, an open bathroom was installed in the bedroom, which was exchanged by the current owners for the ecological outdoor solution. All supply and disposal pipes as well as a septic tank for an indoor bathroom, which can also be separated from the bedroom with a wall, are available, so that a bathroom can easily be integrated here.
In the bedroom there is also a stove, whose stove pipe has been led through the living room above the roof, so that the whole house can be well heated with this one stove. In addition, there is an air flap between the bedroom and the living room to optimise the heat distribution.
Next door there is a small storage and utility room for the washing machine and tools, which can be reached via an external door.
The property has been planted with a lot of fruit and ornamental trees and is purely organic. It is planted with several well-bearing avocado trees (2 varieties) and numerous fruit trees (oranges, lemons, apples, pears, tangerines, grapefruit, pomegranates, figs, nisperos, apricots, plums, pomelos, pear melons, nectarines, peaches, guavas, passion fruit, nashi, prickly pears). Furthermore, there are many almond trees, vines and a young macadamia tree.
Most of the land (namely 3.785 of the total 4.013 m²) is qualified as rural settlement area, which means that you can not only add extensions to the existing house if necessary, but also build up to two more houses with a floor space of up to 369 m² or even tourist villas on the plot, as well as divide the plot into up to three plots if necessary, which is extremely rare on La Palma.
For the irrigation of the garden, there is a very massive water tank made of natural stones with a capacity of 178.000 litres, which was renovated in 2018. It is filled by a "Minaderos" water share with a pour of 1,2 to 1,8 litres per minute (depending on the amount of rain in the previous year), which is included in the purchase price and is currently worth between 25.000 and 32.000 euros. Before the water reaches the garden water tank, it fills four drinking water tanks, each with a capacity of 500 litres, so that fresh and cool drinking water is available at all times. Those who nevertheless prefer to use city water in the house can easily do so, as the house is connected to the city water network, pipes and meters are available, but have been disconnected.
A semi-open garage is available for the car, so that the vehicle can be well shaded and almost invisibly stored under a Canarian roof.
The finca is offered almost completely furnished and equipped, the equipment includes high-quality garden tools, such as a powerful shredder with petrol engine but also a well-functioning, large-dimensioned solar cooker. Fancy a sumptuous dinner cooked directly only with solar heat?
In the garden there is also a newly built wooden house for garden tools and a sports equipment for "shimmying", stretching and stretching with sea view.
The property is accessed by a well asphalted side road and is of course connected to the public electricity and telephone network. Fast internet via fibre optic cable is also available.
